Job summary

Mon Ami Real Estate seeks a Property Manager for its Chicago public housing portfolio (98 units under HUD Mixed-Finance) to manage operations, compliance, and reporting. You will supervise on-site staff, coordinate CHA relationships, and ensure accurate 50058 records and timely certifications.

You will work hands-on—inspecting properties, preparing budgets, and delivering audit-ready files while maintaining strong tenant relations and regulatory compliance in a lean, owner-operated environment.

Qualifications

• 5+ years of residential property management with hands-on responsibility
• Experience with HUD Form 50058, PIC submissions, 24 CFR Part 5 income & rent calculations
• Ability to build an audit-ready tenant file
• Knowledge of Fair Housing, Section 504/ADA, and IL landlord-tenant law
• Financial literacy: operating budgets, P&L, portfolio impact
• Driver's license and reliable transportation

Responsibilities

• Oversee 98 scattered-site public housing units: rent collection, work orders, vendor relations, condo association coordination, financial reporting
• Manage CHA referral process through screening, checks, home visits, and sublease execution with HUD 50058
• Conduct annual/interim income and family composition certifications with third-party verification
• Prepare monthly reporting package for ownership and CHA by the 15th
• Support CHA audits and monitoring with findings tracked to closure
• Supervise and develop the Property Management Coordinator
• Lead lease renewals and enforcement following Public Housing rules
