Job summary

Palm Communities is seeking an on-site Assistant Property Manager in Tampa, FL to oversee daily operations, tenant relations, and lease administration. You will coordinate maintenance, runs of unit turns, and support marketing and leasing activities while ensuring compliance with company policies and local regulations.

The role requires at least 3 years of non-HOA property management experience, strong organizational skills, and excellent communication.

Qualifications

• Minimum 3 years of experience in non-HOA Property Management.
• AppFolio proficiency strongly preferred (experience with similar PM software acceptable).
• Ability to work independently on-site and manage time without direct supervision.
• Strong organizational skills to manage priorities across 10–20 property locations.
• Excellent communication and customer service skills for residents and vendors.
• Fluency in Spanish is preferred.

Responsibilities

• Oversee day-to-day property operations including resident relations, lease administration, rent collection, and compliance.
• Coordinate unit turns, maintenance, and repairs; conduct property inspections.
• Collaborate with ownership and leadership to implement improvement plans and monitor occupancy.
• Support marketing and leasing efforts; supervise leasing team and process.
• Conduct tours, facilitate move-ins, prepare lease renewals, and manage document signing.
• Handle delinquencies, audits, collections, and evictions when needed.
