Job summary

Palm Communities LLC, based in Tampa, FL, is seeking a Full-Time Property Manager to lead a portfolio of ~400 residential units across 10–20 sites. You will coach staff, oversee operations, and ensure financial controls and leasing performance.

The role requires 3–5+ years in multi-site residential management, proficiency with AppFolio, and knowledge of housing regulations. Travel between sites is expected as part of this onsite position.

Qualifications

• 3–5+ years of multi-site residential property management experience.
• AppFolio or similar PM software proficiency required/effectively preferred.
• Direct experience leading, coaching, and supervising administrative and maintenance staff.
• Strong financial acumen with budgets, ledgers, vendor invoices, and owner reporting.
• Knowledge of local housing laws, lease administration, and housing court appearances.

Position Type: Full-Time

Responsibilities

• Lead a dedicated team overseeing a diverse portfolio of approximately 400 residential units dispersed across 10-20 small apartment sites.
• Coach the team to reach performance goals set by the Regional Manager. Set individual "mini-goals," train team members, provide ongoing encouragement, and hold staff accountable.
• Audit all work completed by the team, including tenant files, ledgers, monthly charges, charges/collections, and application processes.
• Review, approve, and submit all vendor bills for payment.
• Liaise with property owners regarding approvals, turns, budgets, and overall portfolio performance.
• Handle all vendor relations, direct and supervise the maintenance team, and audit maintenance work quality.
• Audit all marketing and leasing effectiveness to maximize portfolio performance, and sign all leases.
• Visit all assigned properties at least once per month to ensure exterior appearances and curb appeal remain excellent.
• Resolve all escalated tenant issues and attend legal/housing court hearings as required.
• Execute any additional operational tasks delegated by the Regional Manager.

Qualifications and Requirements

• 3-5 + years of multi-site residential property management experience, ideally managing scattered-site portfolios across multiple locations
• AppFolio proficiency strongly preferred (experience with similar PM software acceptable)
• Direct experience leading, coaching, setting goals for, and supervising administrative and maintenance staff.
• Strong financial acumen with experience managing property budgets, auditing ledgers, approving vendor invoices, and reporting directly to property owners.
• Solid working knowledge of residential maintenance operations, property turn processes, vendor management, and curb-appeal standards.
• Practical knowledge of local housing laws, lease administration, tenant file auditing, and experience attending housing court or legal hearings.
• Demonstrated history of auditing leasing pipelines, marketing performance, and maintaining target occupancy rates.
• Valid Driver's License, reliable personal vehicle, and active auto insurance for required travel across 10-20 property sites per month.
