Job summary

Seabreeze Management Company is seeking a Maintenance Technician to perform a range of upkeep tasks across residential and commercial properties. The role supports the Maintenance Supervisor and focuses on keeping buildings properly maintained and safe.

Responsibilities include carpentry, electrical, plumbing, HVAC work, and preventive inspections, with duties in landscaping and pool areas. A valid driver’s license and a hands-on, customer-focused approach are essential.

Qualifications

• 2+ years of general maintenance or handyman experience in a residential or property management setting.
• Knowledge of basic carpentry, electrical, plumbing, and HVAC systems; landscaping and pool maintenance a plus.
• Certifications in HVAC, pool maintenance, or similar fields are advantageous but not required.
• Must demonstrate a positive attitude and a professional demeanor.
• Hold a valid state driver’s license with clean record and ability to operate a standard transmission vehicle.

Responsibilities

• General Maintenance: painting, carpentry, electrical repairs, plumbing, HVAC, landscaping as needed.
• Facility Repairs: troubleshoot and repair lighting, gates, doors, walkways, common areas.
• Preventive Maintenance: inspections to ensure electrical, mechanical, plumbing systems function properly.
• Landscape and Groundskeeping: maintain community landscaping.
• Pool and Recreation Area Maintenance: monitor pools, clubhouses, courts and facilities for safety and cleanliness.
• Emergency Repairs: respond to maintenance requests or emergencies.
• Vendor Coordination: work with outside vendors for extensive repairs.
• Record Keeping: maintain logs of maintenance activities and inspections.
• Safety Compliance: ensure work complies with safety regulations and HOA guidelines.
