Job summary

Seabreeze Management Company Inc is seeking a Maintenance Technician to handle routine upkeep of building systems and fixtures. You will perform carpentry, painting, plumbing and electrical repairs to keep properties safe and well-maintained.

The role requires strong communication, a professional demeanour and the ability to operate a range of hand and power tools. Tuesday through Saturday shifts support building operations and resident safety.

Qualifications

• Minimum of one-year related job experience.

• Possess a valid state issued driver’s license with a clean driving record.
• Able to operate a variety of hand and power tools used in building and grounds maintenance.

This position takes direction from the Maintenance Supervisor and develops skills in some or all of the following areas: maintaining, and repairing building fixtures including lights, locks, windows, doors, window and door screens, flooring material, gutters, and drains. The maintenance technician will take care of maintenance duties involving carpentry, painting, plumbing, and electrical repairs to guarantee that the building is properly and safely maintained.

Essential Duties and Responsibilities:

• Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings do not deteriorate.
• Perform maintenance tasks such as carpentry, painting, plumbing and electrical repairs to ensure that the building is properly maintained.
• Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains.
• Operate and perform routine maintenance and repairs on HVAC equipment and related systems.
• Completes all special projects related to the building or grounds as requested, including but not limited to moving furniture or fixtures and installing or removing holiday decorations, while ensuring timely completion.
• Respond to emergency situations to ensure employee and resident safety.Maintain all tools and equipment in clean, safe, working order.
• Responsible for logging time and materials in the form of work orders and PM’s.
• Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
• Escort and assist vendors when needed.
• Respond to maintenance requests, complete repairs promptly, and maintain accurate records.
• Repair or replace fixtures, address leaks, unclog drains, and conduct leak detection.
• Patch drywall, repair water damage, and repaint walls, ensuring smooth finishes and color matching.
• Collaborate with management and engineering staff, communicate updates, and coordinate with external vendors for specialized repairs.

Requirements

Knowledge, Skills and Experience:

• Minimum of one-year related job experience.
• Must demonstrate a positive attitude and a professional, polite demeanor
• Possess a valid state issued driver’s license with a clean driving record, and the ability to proficiently operate a standard transmission vehicle.
• Able to operate a variety of hand and power tools, including saws, drills, floor buffer, vacuum, carpet cleaner, power washer and other tools used in building and grounds maintenance

Minimum Education:

• High School Diploma or equivalent required.

Language Skills:

The individual must have strong written and verbal communication skills in order to communicate effectively with employees and clients at all levels of the organization.

Availability:

• Tuesday - Saturday 10:30 AM- 7 PM
