Job summary

Kittle Property Group is seeking a Maintenance Supervisor to oversee daily maintenance of the community, manage technicians, grounds, and porters, and ensure curb appeal and safety. This on-site role reports to the Property Manager and requires strong organizational skills and a hands-on approach.

Responsibilities include monitoring expenses, coordinating inspections, supervising contractors, and maintaining preventive maintenance records across all units and common areas.

Qualifications

• High school diploma or GED required.
• 1-2 years of experience preferred.
• HVAC/EPA Certification preferred.
• Ability to read, write, speak and interpret basic instructions.
• Math skills: add/subtract/multiply/divide, fractions/decimals, percentages.
• Reasoning: follow instructions and solve basic problems.
• Basic MS Outlook experience.

Responsibilities

• Monitor maintenance expenses to stay below budget.
• Inspect community grounds each morning.
• Prepare vacant units for occupancy and perform turn.
• Complete maintenance requests promptly.
• Maintain and inspect all units and site records.
• Oversee landscaping, snow removal, and common areas.
• Supervise contractors on-site and provide emergency support after hours.
