Job summary

Middleburg Communities is hiring a Service Manager to oversee maintenance operations at the apartment community, reporting to the Property Manager and leading the maintenance team. Responsibilities include managing curb appeal, safety, and resident satisfaction, while coordinating repairs, preventative maintenance, and vendor contracts.

The role emphasizes budget collaboration, scheduling, and staff development to ensure efficient service and high-quality living environments for residents.

Qualifications

• High school diploma or equivalent and required certifications (EPA, CPO, CFC Type I/III or Universal).
• 4 years of maintenance experience in apartment communities; 2 years supervisory.
• Ability to troubleshoot HVAC, appliances, electrical, plumbing, and related systems.
• Understanding of operating budgets and cost control.
• Proficient in Word, Excel, and Internet applications.
• Own hand tools required.

Responsibilities

• Direct and oversee all maintenance of the community to ensure curb appeal and resident satisfaction.
• Schedule preventive maintenance and inspections; maintain records.
• Coordinate apartment turns and renovations with appropriate timelines.
• Develop the annual operating budget in collaboration with management.
• Ensure safety compliance and conduct weekly safety meetings.
