Job summary

Middleburg Communities is seeking an experienced Community Manager to lead apartment operations, maximize cash flow, and deliver quality living environments for residents. You will supervise the property team, drive budget adherence, and coordinate leasing, marketing, and maintenance with a focus on compliance and service excellence.

The role reports to the Regional Manager and requires strong customer service, financial acumen, and leadership, with responsibilities from rent collection to court

Qualifications

• College Degree (BA or BS) or equivalent years of service.
• Minimum of 3 years of Property Management experience.
• ARM, CPM, CAM, CAPS, or other applicable designation preferred.
• OneSite/RealPage experience or computerized accounting experience.
• Knowledge of budgets and financial statements and ability to work within budget.
• Proficient computer skills including Word and Excel.
• Sales, customer service, and marketing experience.
• Working knowledge of eviction law, Fair Housing mandates, and other legal issues affecting property management.

Responsibilities

• Achieve net income, revenue growth, rent collection, and budgeted NOI.
• Responsible for timely rent collection and delinquencies; court appearances when necessary.
• Prepare leasing activities, A/R cash receipts, and monthly closing procedures in OneSite.
• Develop annual operating budget and business plan.
• Monitor capital improvements and preventative maintenance; improve turnover.
• Lead by example and manage the property team; coach and develop staff.
• Ensure compliance with Fair Housing and other laws; supervise service operations.
