Job summary

TM Associates Management, Inc. is seeking a Maintenance Person to operate and maintain heating, ventilation, and hot water systems across our residential properties. You will work under the Site Manager and coordinate daily tasks to keep units warm, safe, and functional.

The role requires physical fitness, ability to lift 50 pounds, climb ladders, and use hand tools. A valid driver’s license and reliable vehicle for site errands are essential.

Qualifications

• Valid driver’s license and driving record acceptable.
• Experience maintaining heating, ventilation, and hot water systems.
• Ability to perform preventive maintenance and repairs on residential equipment.
• Comfort with operating safety procedures and reporting issues.

Responsibilities

• Maintain heaters, air-conditioners, and related equipment to ensure safe, efficient operation.
• Provide ongoing maintenance to ensure continuous hot water service.
• Repair and turn over units, including furniture removal.
• Inspect buildings weekly and report deficiencies to Site Manager.
• Operate and maintain landscaping and common area upkeep.
• Document all work orders and use standard reporting.
