Yugo USA LLC. is seeking a Maintenance Supervisor to lead a property maintenance team at our Johnson City on-site community.

You will manage building systems, safety, and preventative work orders to keep residences in top condition while ensuring a safe and welcoming environment for students and residents. With at least 3 years of maintenance experience and supervisory exposure, you will coordinate vendors, manage schedules and inventories, and uphold OSHA safety practices.

Qualificações

• Minimum of 3 years of maintenance experience including HVAC, plumbing and electrical.
• High school graduate or equivalent.
• Minimum of one-year supervisory experience, preferably in residential properties or rental operations.
• EPA Type II certification and, if applicable, pool maintenance certification.
• Strong interpersonal and communication skills and ability to build relationships.
• Decision-making and problem-solving abilities with comfort using technology and online systems.
• Carbon Literacy Certification or willingness to undertake training.

Responsabilidades

• Supervise daily maintenance operations for the property including building systems, grounds and resident spaces.
• Lead the maintenance team to ensure timely, high-quality completion of work orders and preventive tasks.
• Conduct regular inspections of apartments, common areas, equipment and grounds for safety and standards.
• Coordinate maintenance activities and communicate updates with property leadership.
• Oversee maintenance and repair of plumbing, electrical, HVAC, appliances and structural systems.
• Address resident service requests promptly to support a positive experience.
• Manage vendor relationships, contracted services, supply ordering and inventory control.
• Develop and maintain maintenance schedules, monitor productivity and labor costs.
• Respond to maintenance emergencies; participate in on-call or after-hours support.
• Maintain tools, equipment and assets according to safety standards and OSHA guidelines.
• Implement safety programs, safety meetings and recordkeeping (MSDS, compliance).
• Participate in hiring, onboarding, training, coaching and performance management.
• Ensure compliance with company policies and applicable laws.
