Job summary

RPM Living seeks a Maintenance Manager to coordinate with the Community Manager to boost NOI by maintaining interior and exterior property standards. You will lead maintenance staff, manage budgets, and ensure safe, timely repairs that retain residents.

The role requires HVAC/electrical/plumbing know-how, EPA certification, and supervisory experience. On-site work with a comprehensive benefits package and supporting career growth.

Qualifications

• High school diploma or GED preferred with multifamily maintenance experience.
• Prior supervisory experience preferred.
• EPA certification is required for this role.
• CPO certification preferred; strong MS Office and project management skills are expected.

Responsibilities

• Supervise and ensure the proper maintenance of the property and grounds, directing staff and building a skilled team of Technicians.
• Maintain the property operating budget and obtain competitive bids for supplies and services.
• Process purchase orders and invoices to control costs.
• Review and prioritize work orders for timely completion and resident satisfaction; maintain records in the system.
• Oversee maintenance, cleanliness, safety, and adherence to codes; report injuries.
• Troubleshoot and repair HVAC, electrical, and plumbing systems to keep the property functional.
• Communicate with property manager, respond to emergencies, and ensure customer satisfaction; document all activities and cost-saving ideas.
• Implement preventative maintenance plans and respond to after-hours emergencies; ensure OSHA compliance.
• Mentor and train team members to deliver efficient maintenance services.
