Job summary

Greystar is seeking a Maintenance Technician to oversee and perform technical and mechanical work that keeps the community’s buildings, grounds, amenities, and common areas up to Greystar standards for cleanliness, safety, and functionality. The role involves diagnosing resident service requests, completing repairs, and managing the make-ready process for vacant units.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.
• Proficiency in reading, writing, and communicating effectively to represent company management and answer questions related to department operating policies.
• Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
• Mathematical skills necessary to perform basic arithmetic for financial, administrative, and legal documents.

Responsibilities

• Assists and completes work orders generated from resident requests for service and routine upkeep.
• Oversees and completes the 'make-ready' process for vacant units, including inspections, punch lists, scheduling, and vendor coordination.
• Develops standards for cleanliness and appearance of grounds, exteriors, and common areas to reflect high Greystar quality.
• Periodically inspects work by team members and contractors for quality and compliance.
• Maintains inventory of spare parts and orders supplies as needed within budget.
• Performs monthly preventative maintenance per policy.
• Assists in budgeting for regular repairs and capital projects.
• Supports cost-control by repairing instead of replacing where feasible.
• Leads safety meetings and ensures OSHA and safety regulation compliance.
• Demonstrates strong customer service by addressing resident questions and complaints.
