Job summary

Breaking Ground is seeking a Maintenance Supervisor to oversee daily building operations and supervise maintenance staff at our Brooklyn portfolio. You will coordinate maintenance, supervise contractors, and ensure a safe, well-maintained environment for residents.

Reporting to the Building Director, you will manage 55-135 units, oversee inspections, and respond to emergencies while maintaining compliance with city regulations and budget considerations.

Qualifications

• High School Diploma, GED, or Trade School Certification required.
• Minimum 3 years working in the building trades or related field.
• Minimum 2 years of supervisory experience.
• Experience using CMMS systems (Maintenance Connection or similar).
• Proficiency with MS Office (Word/Excel/Outlook).
• Certifications: S-12, S-13, S-95; F-07 / W-07 preferred.

Responsibilities

• Manage day-to-day building functions and supervise staff.
• Oversee 55-135 units and building systems; coordinate maintenance.
• Oversee elevator maintenance contracts and inspections.
• Coordinate work orders and verify completed tasks.
• Assist with annual inspections by DHS, DOH, DOB, FDNY.
• Respond to tenant concerns and emergency calls.
• Maintain compliance with health and building codes.
