Job summary

Mission Rock Residential, LLC in Olympia, WA, is seeking an Assistant Service Manager to support the Service Manager and lead on-site maintenance to keep the property up to standard and compliant with applicable laws.

You will diagnose repairs across HVAC, electrical, plumbing, and more; supervise maintenance staff when needed; inspect units, schedule preventive tasks, respond to resident requests, obtain bids, and oversee contractor work.

Qualifications

• Comprehension of federal fair housing laws
• Excellent customer service and interpersonal skills; ability to de-escalate tense situations
• Knowledge of general property repairs including HVAC, electrical, plumbing, pool, carpentry, drywall, exterior, and appliances
• Exceptional organizational and time-management skills
• Ability to multi-task, delegate, make quick decisions, analyze, and resolve problems
• Applicants must be authorized to work in the U.S. No visa sponsorship currently available

Responsibilities

• Assist supervisor with managing the on-site maintenance team
• Diagnose problems and perform assigned repairs across HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances
• Schedule, monitor, and perform preventative maintenance and apartment turns
• Inspect apartments before and after move-ins and move-outs
• Respond promptly to work order requests and delegate tasks as needed
• Obtain bids from outside contractors and oversee contractor work for completeness
