Job summary

11Residential in Fife, WA seeks an on-site Maintenance Supervisor to lead the community team, oversee repairs, and ensure property standards.

You will supervise maintenance activities, coordinate service requests, train staff, conduct safety audits, and manage the budget. This role requires 2+ years of multifamily maintenance experience and EPA licensing is preferred. On-call rotation is required.

Qualifications

• 2+ years of multifamily property maintenance experience.
• Ability to troubleshoot plumbing, electrical, HVAC and spa equipment.
• Experience with HappyCo or similar maintenance software is preferred.
• Proficient in Microsoft Office and resident communication.

Responsibilities

• Supervise and schedule maintenance activities for the community.
• Determine weekly service request and apartment make-ready schedules.
• Respond, coordinate, and complete resident service requests for occupied units.
• Complete or support make-readies for vacant units, ensuring repairs and trash removal.
• Communicate with on-site office team and update systems when work orders are completed.
• Conduct daily property walks to inspect exteriors, parking lots and common areas.
• Oversee landscaping and exterior property features to maintain curb appeal.
• Inspect equipment and recommend repairs or replacements when needed.
• Conduct one-on-one training with employees to enhance skills.
• Adhere to safety guidelines and complete property safety audits.
