Job summary

AIR Communities in Atlanta, GA, seeks a Service Manager to lead a maintenance team at Buckhead and Vine. The role focuses on delivering excellent resident service and overseeing property maintenance, vendor relations, and capital needs to sustain a great living environment.

You will manage a small team, coordinate preventive maintenance, and ensure compliance with AIR procedures and safety standards while optimizing budget performance and service quality.

Qualifications

• At least 3 years of experience with technical maintenance and facilities management in property management.
• 1-3 years of experience leading a team in customer service and asset maintenance.
• Reliable mode of transportation.
• Ability to work a flexible schedule including evenings, weekends, and on-call shifts.
• Ability to move heavy equipment and machinery.
• Ability to read, write, and speak English.

Responsibilities

• Lead and develop a team of 1+ direct reports.
• Provide exemplary service to residents and team members.
• Manage all aspects of property maintenance including vendor relationships, maintenance staff, and resident service requests.
• Communicate maintenance and capital needs to management and ensure they are addressed.
• Ensure compliance with AIR operating procedures, regulations, and EHS matters.
• Manage budget to maximize ROI while maintaining quality and service.
