Job summary

Tailwind Group Inc. is seeking a Maintenance Manager for College Town Mankato in Minnesota to maintain and enhance property value, lead the maintenance team, and partner with the Property Manager to keep the property functioning at a high level.

The full-time, on-site role requires coordinating with residents and vendors, performing repairs across systems, and managing turnover. A strong focus on safety, preventative maintenance, and excellent service is essential.

Qualifications

• Three or more years of experience in building maintenance, with student housing experience a plus.
• Experience with appliance and HVAC repairs; EPA Level II certificate preferred.
• One or more years of supervisory experience preferred.
• Certified Pool Operator (CPO) certification preferred or may be required upon hire, depending on property and local laws.
• A valid driver’s license is required.

Responsibilities

• Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members; prioritizing others and serving their best interests.
• Perform daily property walks to identify improvement areas and maintain curb appeal.
• Conduct general repairs in apartments, common areas, and building systems (electrical, plumbing, HVAC, appliances, drywall).
• Lead maintenance efforts during turnover and make-ready, including furniture removal and installation.
• Oversee temporary staff and contractors; manage work orders and ensure timely completion.
• Collaborate with the Property Manager to meet customer service standards and budgets.
• Assist with vendor bids and manage contractor relationships to ensure quality work.
• Respond to after-hours emergencies and fulfill on-call duties as scheduled.
• Develop and execute preventative maintenance to minimize costs and prolong asset life.
• Maintain orderly maintenance areas, inventory, and regulatory logs.
