Job summary

Mission Rock Residential seeks a Service Manager (Maintenance) to lead daily maintenance operations at our Charlottesville property. You will oversee preventative work, supervise a maintenance team, and ensure adherence to safety and regulatory standards.

Responsibilities include coordinating repairs, managing vendors, training staff, and handling after-hours emergencies while maintaining property quality and resident satisfaction.

Qualifications

• Knowledge of general property repairs including HVAC, electrical, plumbing, carpentry, drywall and appliances.
• Ability to work within budgetary guidelines and manage maintenance costs.
• Understanding of federal fair housing laws and local housing provisions.

Responsibilities

• Schedule, monitor, and/or perform preventative maintenance at assigned property.
• Coordinate day-to-day maintenance operations of the property.
• Direct and supervise daily activities of the maintenance team, including planning, assigning, delegating, and reviewing work.
• Train and coach maintenance team members.
• Diagnose problems, complete repairs and general maintenance for the property.
• Perform property inspections daily and maintain cleanliness in partnership with your team.
• Manage vendor/contractor relationships and quality control.
• Complete property unit turns, painting, drywall, and routine wear and tear items.
• Respond to after-hours on-call emergencies on a rotation basis.
