Job summary

Thompson Thrift is seeking a Community Manager for The Garrison in Fountain, CO. You will lead day-to-day operations, drive occupancy, manage the on-site team, and ensure resident satisfaction while aligning with company standards.

The role requires 4+ years in multifamily management, strong financial acumen, and a customer-focused mindset. On-site leadership includes budgeting, leasing, and compliance with housing regulations.

Qualifications

• Minimum 4 years in multifamily property management with 2+ years in Community Manager role
• Experience with Class A or luxury multifamily communities or lease-ups preferred
• Willingness to work evenings, weekends, and be on-call
• Valid driver’s license and reliable vehicle for outreach marketing
• Colorado-specific pricing transparency knowledge is a plus

Responsibilities

• Lead, coach, and develop on-site team to drive performance and customer service
• Build relationships with residents and support retention and satisfaction initiatives
• Oversee budgeting, rent collections, expense control, and revenue optimization
• Drive occupancy and leasing through marketing strategies, pricing, and conversions
• Monitor market trends and leasing metrics to inform decisions
• Ensure timely maintenance responses and efficient make-ready processes
• Coordinate with maintenance to meet quality and brand standards
• Ensure compliance with policies, Fair Housing laws, and applicable regulations
• Prepare and analyze operational, financial, and performance reports for leadership
