Job summary

Main Street Homes is seeking an experienced Construction Manager to oversee the construction of new homes from pre-construction through closing. This hands-on, field-based role coordinates trade partners, manages schedules and budgets, and ensures quality and safety on site.

You will collaborate with Sales, Purchasing, Estimating, Design, and Customer Care to keep projects moving efficiently while delivering an exceptional homeowner experience across multiple communities in Central Virginia.

Qualifications

• Residential construction experience preferred.
• Experience managing multiple projects or trade partners.
• Ability to read and interpret residential blueprints, plans.
• Strong communication and organizational skills.

Responsibilities

• Review job start packages, plats, plans, specifications, and purchase orders.
• Conduct site reviews and communicate potential issues to the appropriate departments.
• Coordinate pre-construction walks and meetings with homeowners, Sales Associates, and Designers.
• Identify potential construction, scheduling, or site issues before construction begins.
• Manage multiple homes through all phases of construction.
• Conduct quality-control inspections following the completion of each trade.
• Ensure construction complies with plans, specifications, purchase orders, and Main Street Homes standards.
• Maintain construction schedules and coordinate trade partners to keep homes on track.
• Coordinate material ordering and delivery.
• Monitor job-site cleanliness, community appearance, and construction debris removal.
• Manage construction costs in accordance with budgets, estimates, and purchase orders.
• Coordinate inspections, quality reviews, homeowner orientations, and closing preparation.
• Address construction issues quickly and identify opportunities to improve processes and efficiency.
• Build strong working relationships with trade partners and suppliers.
• Communicate expectations clearly and hold trade partners accountable for quality, schedule, and performance.
• Resolve construction questions and issues promptly.
• Assist with recruiting and evaluating trade partners.
• Participate in Trade Council and Purchasing Committee activities.
• Provide feedback and recommendations to improve construction processes and trade performance.
• Maintain professional and consistent communication with homeowners throughout construction.
• Respond to homeowner calls and questions within 24 hours.
• Conduct homeowner orientations and address items identified before closing.
• Participate in framing walk-throughs and other homeowner meetings.
• Monitor customer satisfaction and identify opportunities to improve the homeowner experience.
• Conduct regular job-site inspections.
• Monitor compliance with safety policies and OSHA requirements.
• Enforce job-site rules and safety procedures.
• Report accidents and other incidents according to company policy.
• Promote clean, organized, and safe construction sites.
