Job summary

Main Street Homes in Central Virginia is seeking an experienced Construction Manager to oversee the construction of new homes from pre-construction through closing.

This hands-on, field-based role coordinates trade partners, manages schedules and budgets, maintains quality and safety, and delivers an exceptional homeowner experience across multiple homes.

Qualifications

• Experience as Construction Manager in residential homebuilding preferred.
• Strong organizational and communication skills.
• Ability to manage budgets and schedules.

Responsibilities

• Pre-Construction: review plats, plans, specs, and purchase orders; conduct site reviews; coordinate pre-construction meetings; identify issues before construction begins.
• Construction & Quality: oversee multiple homes through all phases; perform quality inspections; ensure adherence to plans and budgets; coordinate material orders; maintain site cleanliness and safety.
• Trade Partner Management: build relationships with trade partners; set expectations and monitor performance; resolve construction questions promptly.
• Homeowner Experience: maintain open communication with homeowners; conduct orientations; participate in framing walk-throughs.
• Safety & Compliance: conduct site inspections; enforce safety policies; report incidents; promote safe construction practices.

About the Position

We are looking for an experienced and organized Construction Manager to oversee the construction of new homes from pre‑construction through closing.

This is a hands‑on, field‑based position responsible for coordinating trade partners, managing construction schedules and budgets, maintaining quality standards, monitoring job‑site safety, and providing an exceptional experience for our homeowners.

The Construction Manager will manage multiple homes throughout the construction process and work closely with Sales, Purchasing, Estimating, Drafting, Design, Customer Care, homeowners, and trade partners to keep projects moving efficiently and successfully.

What You’ll Do

Pre‑Construction

• Review job start packages, including plats, plans, specifications, and purchase orders.
• Conduct site reviews and communicate potential issues to the appropriate departments.
• Coordinate pre‑construction walks and meetings with homeowners, Sales Associates, and Designers.
• Identify potential construction, scheduling, or site issues before construction begins.

Construction & Quality Management

• Manage multiple homes through all phases of construction.
• Conduct quality‑control inspections following the completion of each trade.
• Ensure construction complies with plans, specifications, purchase orders, and Main Street Homes standards.
• Maintain construction schedules and coordinate trade partners to keep homes on track.
• Coordinate material ordering and delivery.
• Monitor job‑site cleanliness, community appearance, and construction debris removal.
• Manage construction costs in accordance with budgets, estimates, and purchase orders.
• Coordinate inspections, quality reviews, homeowner orientations, and closing preparation.
• Address construction issues quickly and identify opportunities to improve processes and efficiency.

Trade Partner Management

• Build strong working relationships with trade partners and suppliers.
• Communicate expectations clearly and hold trade partners accountable for quality, schedule, and performance.
• Resolve construction questions and issues promptly.

Homeowner Experience

• Maintain professional and consistent communication with homeowners throughout construction.
• Conduct homeowner orientations and address items identified before closing.
• Participate in framing walk‑throughs and other homeowner meetings.

Safety & Compliance

• Conduct regular job‑site inspections.
• Monitor compliance with Main Street Homes safety policies and OSHA requirements.
• Enforce job‑site rules and safety procedures.
• Report accidents and other incidents according to company policy.
• Promote clean, organized, and safe construction sites.
