Job summary

Vokari Search Partners in Richmond, VA is seeking a Project Manager for a high-end residential builder to provide on-site coordination across all phases of new construction, additions and renovations. You will ensure plans are followed, schedules are built, and budgets are kept, while maintaining strong client communication.

You will lead weekly client meetings, manage trade partner relationships, perform quality control, and keep homeowners informed along with the Head of Construction.

Qualifications

• On-site coordination for all phases of new construction, additions and renovations.
• Strong communication with clients, subcontractors, and team members.
• Ability to manage budgets, schedules, and quality control.
• Proactive problem solving and conflict resolution.

Responsibilities

• Set up a weekly client meeting on a specific day and time.
• Create a project weekly agenda for client review.
• Identify and document deviations from baseline clearly.
• Ensure all client matters regarding budget, schedule, and selections are memorialized in Co-Construct.
• All client communications should go through the Project Manager.
• Maintain excellent communication with clients, owners, trades and team members.
• Resolve high-level problems and client issues effectively.
• Summarize weekly progress and upcoming work to homeowners.
• Perform quality control duties as specified by the Company.
• Notify owners of conflicts that affect schedule and specs.
• Maintain selection schedules and coordinate changes with vendors and estimator.
• Report upcoming change orders in Co-Construct and follow change order process.
• Walk all jobs daily to stay on schedule with a to-do list for QC.
• Manage trade partner relationships to meet company expectations.
• Review trade partner work before closeout for next trades.
• Keep whiteboards updated and the job area clean and organized.
• Manage 4-5 jobs on budget and schedule.
• Solve problems using available resources with good judgment.
• Check off completed line items in Co-Construct budget for phase completion.
• End the week with a recap message to homeowners.
