Job summary

Vertical Builders in Richmond, VA is seeking a Construction Manager to lead multiple home projects from site prep through homeowner orientation. You will coordinate trade partners, vendors, and internal teams to keep milestones on schedule and budgets under control.

Qualifications

• Residential construction management experience required.
• Strong understanding of residential building practices, sequencing, and trade coordination.
• Experience managing schedules, subcontractors, budgets, and multiple active projects.
• Knowledge of residential building codes, OSHA regulations, and safety practices.
• Ability to read construction plans and make field decisions.
• Strong leadership, organizational, and problem-solving skills.
• Excellent communication with homeowners, trade partners, and teams.
• Self-motivated, detail-oriented, able to manage competing priorities.
• Proficiency with Microsoft Office, Google Workspace, and email.
• Valid driver's license and reliable transportation.

Responsibilities

• Manage multiple residential construction projects from site prep through homeowner orientation.
• Coordinate subcontractors, vendors, and trade partners to maintain production schedules and milestones.
• Monitor budgets, job costs, labor, and material usage to stay on budget.
• Perform daily jobsite inspections for quality, safety, cleanliness, and progress.
• Ensure activities comply with quality standards, codes, OSHA, and safety procedures.
• Lead pre-construction meetings, walkthroughs, and pre-drywall meetings with homeowners.
• Review plans and communicate field changes to drafting and estimating teams.
• Review POs, approve work for payment, and prepare VPOs for changes.
• Coordinate utility installs, material deliveries, and returns of excess/defective materials.
• Identify conflicts early and implement effective solutions.
• Build strong relationships with homeowners, subcontractors, suppliers, and internal teams.
