JLJ IV Enterprises’ J&R Metro is seeking an Assistant Superintendent to serve as the lead on-site field representative, coordinating trades, overseeing daily activities, and ensuring work is completed safely, efficiently, and per plans and contract requirements.

The role involves planning and executing field activities across renovations, interior fit-outs, and site improvements, reporting to the Project Manager and collaborating with the development team.

Qualifications

• Bachelor’s Degree in Construction Management, Civil Engineering, or a related field.
• Minimum 3 years of field experience in commercial, mixed‑use, or residential construction.
• OSHA 30-hour Certification required; OSHA 10 accepted with commitment to complete OSHA 30 within 90 days of hire.
• Experience with renovation, interior fit‑out, or adaptive reuse projects preferred.
• Ability to read construction drawings and specifications.
• Familiarity with New York State building codes and Long Island permitting processes a plus.
• Procore experience is a plus; proficiency with Microsoft Office.

Responsabilités

• Direct and oversee daily field construction activities as the lead on‑site representative.
• Coordinate labor, materials, equipment, deliveries, and subcontractors to meet project schedules.
• Develop two‑ to three‑week look‑ahead schedules and work sequencing.
• Verify that work complies with drawings, specifications, and approved submittals.
• Track daily manpower, productivity, and site activities; maintain daily reports and photo logs.
• Coordinate daily activities of trades to prevent conflicts and delays; communicate expectations to foremen.
• Identify potential delays and implement corrective actions; keep Project Manager informed.
• Coordinate inspections, deliveries, and utility shutdowns in coordination with the project team.
• Enforce safety policies and conduct daily safety walks and toolbox talks.
• Inspect work to meet quality standards and coordinate with inspectors and officials.
• Collaborate with Project Manager, architects, and engineers; assist with RFIs and submittals.
• Coordinate with inspectors, tenants, and utility companies; maintain permits.
