Job description

J&R Metro is the real estate development arm of JLJ IV Enterprises, a heavy civil contractor that has delivered utility and road reconstruction projects for the City of New York for more than 25 years. Building on that foundation, J&R Metro develops and builds commercial, mixed-use, and low-rise residential properties. We are currently recruiting for an Assistant Superintendent, who will serve as the lead on-site field representative, running the job site day to day, coordinating trades and subcontractors, and ensuring the work is completed safely, efficiently, and according to plans and contract requirements.

The Assistant Superintendent will report to the Project Manager and work closely with the development team to plan and execute work activities including selective demolition, structural repairs, building envelope and façade upgrades, MEP systems, interior fit-outs, and site improvements. The first assignment is the renovation of an existing mixed‑use commercial building on Long Island. This is an excellent opportunity for an early‑career construction professional to take ownership of a project and grow into a Superintendent role, with the backing of JLJ’s experienced field leadership.

J&R Metro is a subsidiary of JLJ IV Enterprises, headquartered in Queens Village, NY, with development projects across Long Island and the greater New York area, and this position would be an on‑site role. The company offers competitive compensation packages that include full medical and dental coverage, 401K with a company matching program, 2 weeks paid vacation and sick leave.

Key Responsibilities:
Field Operations Management
  • Direct and oversee all daily field construction activities as the lead on‑site representative.
  • Coordinate labor, materials, equipment, deliveries, and subcontractors to meet project schedules.
  • Develop and implement two‑ to three‑week look‑ahead schedules and work sequencing.
  • Verify that work complies with drawings, specifications, and approved submittals.
  • Track daily manpower, productivity, and site activities, and maintain accurate daily reports and photo logs.
Trade & Subcontractor Coordination
  • Coordinate daily activities of trades (demolition, framing, MEP, roofing, façade, finishes) to prevent conflicts and delays.
  • Communicate daily work assignments and expectations to trade foremen.
  • Monitor subcontractor manpower and progress, and address performance issues directly, escalating to the Project Manager as needed.
  • Manage site logistics, including deliveries, material storage, hoisting, and site access.
Project Schedule Management
  • Work with the Project Manager to develop and maintain the project schedule.
  • Identify potential delays early and implement corrective actions, keeping the Project Manager informed.
  • Schedule inspections, deliveries, and utility shutdowns in coordination with the project team.
Safety
  • Enforce company safety policies and site‑specific safety plans.
  • Conduct daily safety walks and weekly toolbox talks.
  • Identify and correct unsafe conditions or behaviors on site.
  • Ensure compliance with OSHA regulations and maintain safe separation and protection for occupied areas, tenants, and the public where applicable.
Quality Control
  • Inspect work in progress to ensure it meets project specifications and quality standards.
  • Identify and document existing‑condition issues uncovered during renovation work.
  • Coordinate testing and inspections with third‑party inspectors and local building department officials.
  • Develop and track punch lists through project closeout and turnover.
Coordination with Project Team
  • Collaborate with the Project Manager, architects, and engineers to plan work activities.
  • Communicate field conditions, progress updates, and issues impacting cost or schedule.
  • Assist with RFIs, submittals, and resolving design conflicts or unforeseen existing conditions.
  • Support progress reporting, as‑built documentation, and closeout documents.
Stakeholder Coordination
  • Coordinate with town and village building inspectors, fire marshals, and utility companies.
  • Interact professionally with existing tenants, neighbors, and property management to minimize disruption.
  • Ensure permits are current and posted, and that site access, protection, and signage are maintained.
Qualifications:
  • Bachelor’s Degree in Construction Management, Civil Engineering, or a related field required.
  • Minimum 3 years of field experience in commercial, mixed‑use, or residential construction (e.g., Assistant Superintendent, Field Engineer, Project Engineer, or similar role).
  • OSHA 30‑hour Certification required; OSHA 10 accepted with commitment to complete OSHA 30 within 90 days of hire.
  • Experience with renovation, interior fit‑out, or adaptive reuse projects strongly preferred.
  • Working knowledge of construction means and methods and building systems (structural, MEP, envelope), and the ability to read construction drawings and specifications.
  • Familiarity with New York State building codes and Long Island municipal permitting and inspection processes a plus.
  • Proficiency with Microsoft Office; experience with construction management software (e.g., Procore) a plus.
  • Valid driver’s license and reliable transportation.

Ability and willingness to work outdoors and in unconditioned spaces in varying weather conditions.
