Elmington Living in Nashville is seeking an Assistant Community Director to lead on-site operations for North Lights, a senior role focusing on affordable housing community management. You will support leasing, budgeting, compliance, and resident relations to ensure a welcoming, well-run community.

You will collaborate with the Community Director, coordinate resident services, and help maintain occupancy targets while upholding program requirements and fair housing principles.

Qualifications

• 1+ years of property management or administrative experience, affordable housing preferred.
• Working knowledge of LIHTC and/or HUD/Section 8 certification processes preferred.
• Experience with RealPage/OneSite, Yardi, Fortress, or similar property management software preferred.
• Fair Housing certification required within 7 days of employment.

Responsabilités

• Support management of the property's operating budget.
• Assist in maintaining occupancy at or above budgeted levels through leasing and retention support.
• Support the delinquency process, including rent collection with weekly notes.
• Assist the Community Director with eviction processes and legal follow-up.
• Support execution of the property’s action plan and follow-up on initiatives.
• Complete final account statements for move-outs.
• Serve as a point of contact for resident inquiries and service requests.
• Assist in tracking maintenance work orders and ensure turn times.
• Step into the Community Director role during absences.
