Job summary

Renewing Management is seeking a Work Order Specialist to handle resident service requests, repairs and maintenance across our Indiana properties. You will respond quickly to emergencies, inspect grounds, prepare units for occupancy, and keep accurate maintenance records in our property software.

The role involves handling multiple trades, coordinating with vendors and ensuring safety protocols. The ideal candidate has a high school diploma, 1–3 years of related experience, and a practical skill

Qualifications

• On-call availability nights and weekends is required.
• Strong mechanical skills across plumbing, electrical, HVAC and carpentry.
• Ability to communicate courteously with residents, staff and vendors.
• Ability to self-direct, prioritize tasks and manage time.
• Ability to work outdoors in various weather conditions.
• Must have basic hand tools to perform maintenance tasks.

Responsibilities

• Complete resident service requests including plumbing, electrical, carpentry and drywall fixes.
• Maintain 30-minute response to emergency service requests and disasters.
• Inspect grounds daily for cleanliness and landscape maintenance.
• Make-ready vacant units: painting, cleaning and repairs.
• Close work orders within 48 hours; make-readies within 7 days of vacancy.
• Record maintenance activities and update property software.
• Maintain tools, equipment and replacement parts in working order.
• Service common areas, amenities and pools if applicable.
• Communicate priorities and project status with team; assist with special projects.
