Job summary

Renewing Management, Inc. is seeking a Work Order Specialist to handle resident service requests and deliver excellent customer service to residents, staff, and vendors.

Daily duties include completing repairs (plumbing, electrical, carpentry, drywall), inspecting grounds, and ensuring timely make-readies for vacancies. The role requires 1–3 years of related maintenance experience, a high school diploma or equivalent, and on-call availability nights and weekends.

Qualifications

• High school diploma or equivalent required.
• 1 to 3 years of related maintenance experience required.
• EPA Universal certificate preferred.
• Pool maintenance experience preferred.

Responsibilities

• Complete service requests, including plumbing, electrical, carpentry and drywall repairs.
• Respond to emergency service requests within 30 minutes.
• Inspect community grounds each morning to keep areas clean and well-maintained.
• Turn vacant units, including painting, cleaning and basic maintenance.
• Complete maintenance work orders within 48 hours of input and make-readies within 7 days of vacancy.
• Perform preventative maintenance and update records.
• Maintain records of maintenance in all units and update property software.
• Maintain tools, equipment, and replacement parts in working condition.
• Provide service and maintenance for all common areas and amenities.
• Service the community pool, including water testing and cleaning, if applicable.
• Communicate openly with other team members about priorities.
