Job summary

Vesta Management is seeking an Occupancy Specialist to support operations at Somerset Homes & Livingston Homes in Newark, NJ. You will manage applications, move-ins and renewals, ensuring maximum occupancy while addressing resident needs with a service-focused approach.

Required are 2 years in property management or leasing, with preference for HUD/Section 8 experience and COS/TCS certifications. Proficiency with Yardi and a valid license are expected.

Qualifications

• 2 years of related experience in property management or apartment leasing
• Experience with site-based affordable housing programs (HUD/Section 8) preferred
• COS and/or TCS certification preferred
• Background check and drug screen required

Responsibilities

• Achieve maximum occupancy at the property and interact with current and prospective residents.
• Handle applications, move-ins, lease renewals, and re-qualifications.
• Coordinate leasing, assess resident needs, and manage documentation in the property data system.
