Job summary

WinnCompanies in Elk Grove, CA is seeking an Occupancy Specialist I to assist the Property Manager with initial, interim, and annual tenant recertifications at Mos a Apartments, a 387-unit affordable community. The role focuses on accurate data entry, resident interviews, and compliance with Tax Credit requirements.

The position offers daytime hours, Monday through Friday, and a pay range of $21.00–$22.00 per hour, depending on experience. Experience in Section 42 programs is preferred.

Qualifications

• High school diploma or GED required.
• 1-3 years of relevant work experience.
• Experience in Affordable housing, Low Income Housing Tax Credit or Section 42 program.
• Experience with computer systems, particularly Microsoft Office.

Responsibilities

• Process initial, interim, and annual recertifications.
• Notify residents of impending recertifications using notices from Property Management Software.
• Conduct recertification interviews with residents.
• Review recertifications to ensure checklist items are complete.
• Send forms to agencies and other organizations for verification.
• Assist with the annual Tax Credit reports (TIC).
• Assist staff with property reviews, audits, and deadlines.
• Ensure data is accurately entered into Property Management Software.
• Maintain residents' personal information in compliance with laws.
• Manage waitlists and prospect communications for vacancies.
• Support move-in processes and subsidy contract renewals.
