Job summary

WinnCompanies is seeking an Occupancy Specialist I for Piedmont Apartments in Oakland, CA. The role supports the Property Manager with tenant recertifications and related administrative duties at a 250-unit affordable housing community.

The position involves completing initial, interim, and annual recertifications, preparing required forms, and coordinating with agencies. Hours are typically Monday–Friday, 8:00 AM–5:00 PM, with pay at $24.00–$25.00/hour depending on experience.

Qualifications

• High school diploma or GED required; associate degree preferred.
• Experience in affordable housing/Section 42 programs is a plus.
• Proficient with Microsoft Office and property management software.

Responsibilities

• Process initial, interim, and annual recertifications.
• Notify residents of recertifications using notices from Property Management Software.
• Conduct recertification interviews with residents and ensure forms are complete.
• Submit verification forms to agencies and relevant organizations.
• Prepare the voucher worksheet (Form 50059) for HUD/state agencies.
• Assist with property reviews and maintaining accurate PM software data.
• Follow regulations for Tax Credit and Resident files; protect sensitive information.
• Support move-in activities and waitlist management.
