Job summary

Henderson Scott US is seeking an experienced Project Manager to lead exterior rehabilitation projects across multifamily and occupied buildings in New York City. You will oversee the full lifecycle from preconstruction through completion, maintaining strong relationships with owners, property managers, residents, and subcontractors.

The ideal candidate has 5+ years of construction PM experience with exterior rehabilitation or building envelope work, and a deep understanding of NYC processes,

Qualifications

• 5+ years of construction project management experience, preferably exterior rehabilitation.
• Experience with NYCHA projects, Local Law 11/FISP, or NYC building envelope rehabilitation is strongly preferred.
• Strong understanding of NYC construction processes, DOB requirements, budgeting, and scheduling.
• Excellent communication and interpersonal skills for client, resident, and building management interactions.
• Demonstrated ability to manage multiple project stakeholders while maintaining quality, schedule, and budget.
• Highly organized, proactive, and capable of owning projects from start to finish.
• Proficiency with standard PM software and MS Office.

Responsibilities

• Oversee exterior rehabilitation projects, including Local Law 11/FISP, façade repairs, waterproofing, masonry, and building envelope work.
• Manage all phases of project execution: planning, budgeting, scheduling, procurement, subcontractor coordination, closeout.
• Serve as primary point of contact for owners, property managers, consultants, and other stakeholders.
• Maintain a tenant-facing presence while coordinating work in occupied buildings and addressing resident concerns.
• Coordinate with site superintendents, subcontractors, architects, engineers, and inspectors to keep projects on schedule and within budget.
• Monitor costs, change orders, contracts, and financial performance.
• Ensure compliance with NYC DOB requirements, building codes, safety regulations, and project specs.
• Conduct site visits to monitor progress, quality, safety, and milestones.
• Identify and resolve field issues, scheduling conflicts, and challenges affecting delivery.
• Maintain clear communication with clients and internal teams throughout the project lifecycle.
