Qualifications

• 4+ years of substantive experience in commercial title processing, coordinating, or related transactional roles.
• Experience assisting senior underwriters in evaluating complex commercial transactions and determining insurability.
• Strong understanding of commercial title insurance, underwriting principles, title commitments, and related documentation.
• Experience coordinating with lenders, attorneys, agents, buyers, sellers and other stakeholders.
• Ability to work collaboratively with underwriters, processors, closers and external stakeholders.
• Attention to detail and ability to interpret legal documents for title defects or risks.

Responsibilities

• Open and establish new transaction files and draft preliminary requirements and notes for title commitments.
• Review purchase, sale, loan documents, affidavits, title documents and surveys to identify issues and risks.
• Coordinate all aspects of commercial title orders from opening through closing with clients and internal teams.
• Assist senior underwriters by gathering and organizing documentation for underwriting decisions.
• Order and track due diligence items like title searches, lien reports, UCCs and tax certifications.
• Analyze title searches, surveys and legal descriptions to identify defects or discrepancies.
• Prepare title commitments, preliminary reports, endorsements and final policies.
• Maintain detailed file notes and documentation for compliance and audit readiness.
• Support post-closing processes including policy issuance and recording verification.
• Monitor workflow, prioritize multiple files, and meet deadlines and service expectations.
