Job summary

RHP Properties, Inc. in Lawrence, Kansas seeks a Maintenance Technician to perform general grounds and lawn maintenance, plus basic repairs to homes owned by the community, for 40 hours per week.

You will handle work orders, interact with residents professionally, and follow safety procedures. A minimum of 2 years in maintenance is preferred, with a valid license and ability to lift up to 75 pounds. Benefits include medical, dental, vision, and 401K.

Qualifications

• Minimum 2 years of maintenance experience.
• High School Diploma or GED preferred.
• Valid operator’s license and a good driving record.
• Knowledge of plumbing, electrical, appliances, HVAC, and carpentry.
• May need to provide own tools.

Responsibilities

• Perform maintenance to ensure homes and community areas are in proper condition.
• Execute assigned work orders and report status to the Community Manager timely and efficiently.
• Promote goodwill by handling contacts with residents, prospective residents, visitors and staff courteously and attentively.
• Identify deficiencies and take immediate action with Community Manager approval.
• Maintain community grounds—mow, trim, plant, mulch, and landscape as needed.
• Remove garbage on grounds and in resident sites to maintain community appearance.
• Perform snow removal using snow blower, shovel, or plow as applicable.
• Advise Community Manager of improper waste disposal or bulky item pickups.
• Inventory maintenance and grounds equipment and supplies; communicate needs.
• Maintain garages and storage areas; keep equipment clean and maintained.
• Comply with health and safety laws; minimize accidents.
• Seasonal pre-maintenance service; on-call duties as needed.
• Participate in refurbishing Community Owned homes.
• Repair and maintain community water and sewer lines.
