Job summary

URS Properties seeks a Floating Leasing Consultant to rent apartments across multiple sites and provide exceptional customer service. The role involves touring properties, processing applications, and coordinating move-ins while maintaining accurate records and supporting marketing efforts.

Travel will be required across Maine, Georgia, Tennessee, South Carolina, and North Carolina. You will handle leasing renewals, cash handling, reporting, and daily administrative duties to ensure resident

Responsibilities

• Rent apartment homes: generate traffic, respond to inquiries, greet prospects, tour units, qualify prospects and close by securing rental application and deposit.
• Visually inspect property daily for cleanliness; inspect and touch up model units.
• Process rental applications, obtain documents, schedule move-ins and prepare lease file documents.
• Maintain lease files per policy and procedure.
• Record traffic from all sources daily and monitor lead flow.
• Aim to convert at least 30% of traffic to leases.
• Follow up with residents by phone within 24 hours and with two additional contacts.
• Assist with planning and implementing the community marketing plan to generate traffic.
• Conduct outreach marketing visits weekly; maintain leads and contacts.
• Assist with housekeeping tasks and cleanliness, including trash duties when needed.
• Document occurrences for manager and notify Area VP of emergencies.
• Record resident service requests accurately to aid maintenance.
• Schedule and inspect apartments for turnkey service.
• Receive and acknowledge resident notices and prepare files.
• Assist in lease renewals: printouts, contact residents 75 days before end, send letters, type leases.
• Maintain monthly market surveys of competitor rates and visit competitors three times a year.
• Keep all filing current and schedule guest apartment/clubhouse rentals.
• Operate office alarm system during opening/closing.
• Deliver thorough move-in presentations to new residents.
• Calculate daily rent, prorata charges, late fees, and related math.
• Complete URS Properties training as required.
