URS Properties is seeking a Floating Leasing Consultant to rent apartments and support property operations across multiple sites. The role involves greeting prospects, touring properties, qualifying leads, and closing leases by collecting applications and deposits.

Responsibilities

• Rent apartments including generating traffic, responding to inquiries, greeting prospects, touring properties, qualifying leads, and closing with a rental application and deposit.
• Visually inspect the property daily for cleanliness; touch up model units and inspect offices, compactor, vacants, and amenity areas.
• Process rental applications, obtain required documents, schedule move-ins, and prepare lease file documents.
• Maintain lease files per policy and procedure.
• Accurately record traffic from all sources daily.
• Convert a minimum of 30% of total traffic to leases.
• Follow up with prospects within 24 hours and at least two additional contacts.
• Assist with planning and implementation of community marketing plans to generate traffic.
• Conduct outreach marketing visits weekly; maintain leads and contacts.
• Carry cleaning supplies and clean apartments to resident-ready standards; pick trash as needed.
• Document all occurrences requiring management attention and contact the Area Vice President for emergencies.
• Record resident service requests accurately to assist maintenance and timely completion.
• Schedule and inspect apartments for turnkey service.
• Receive and acknowledge resident notices and prepare files.
• Assist in lease renewal procedures: complete renewal printout, contact residents 75 days before end of term, send renewal letters, type new leases.
• Keep market survey of competitor rates up to date monthly and visit competitors three times annually.
• Keep all filing current.
• Schedule guest apartment and clubhouse rentals.
• Operate office alarm system during opening/closing of the office.
• Deliver thorough move-in presentations to new residents.
• Calculate daily rent, prorata charges, late fees, and related percentage calculations.
• Complete all URS Properties training in time as specified.
