Job summary

Franklin Group in Columbia, SC is seeking a Regional Manager to oversee a portfolio of apartment communities with emphasis on financial performance and staffing to maximize owner returns.

You will guide multiple site managers, analyze budgets and operating statements, and ensure compliance with Tax Credit/HUD requirements while maintaining market knowledge and strong vendor/customer relationships.

Qualifications

• 3–5 years of multisite management experience.
• Tax Credit/HUD experience required.
• BA/BS degree strongly preferred; CPM designation preferred.
• Must be able to analyze subject property value and financial metrics.
• Strong urgency and high attention to detail in completing tasks.
• YARDI software experience highly preferred.
• Demonstrated leadership to manage multiple teams to success.
• Exceptional written and verbal communication skills.
• Conflict resolution skills demonstrated in past roles.

Responsibilities

• Oversee operational and financial management of Tax Credit & HUD communities.
• Work with Community Managers to evaluate property performance.
• Review monthly operating statements and general ledger.
• Maintain knowledge of portfolio transactions and market assets.
• Approve annual budgets after review with VP/President.
• Analyze and approve expenses across the portfolio.
• Understand ownership structure, financing, and income-regulated programs.
• Provide final approval on new hires in the portfolio.
• Support Property Managers with performance and disciplinary matters.
• Reinforce company values in all property operations.
