Job summary

Franklin Group is seeking a Regional Manager to oversee a portfolio of apartment communities in Columbia, SC. You will focus on financial performance, staffing, and operation to ensure optimal returns for owners.

The role requires coordinating multiple managers and providing strategic guidance on operating and financial matters. The ideal candidate has 3–5 years of multisite management experience, Tax Credit/HUD knowledge, and strong communication and leadership abilities.

Qualifications

• 3-5 years of experience as a multisite manager.
• Tax Credit/HUD experience is required.
• BA/BS degree strongly preferred.
• CPM designation strongly preferred.
• Strong, proactive leadership and communication skills.

Responsibilities

• Oversee the operational and financial management of the portfolio, including Tax Credit & HUD properties.
• Collaborate with Community Managers to evaluate property performance from operational and financial perspectives.
• Review monthly operating statements and general ledger.
• Approve budgets and provide guidance to site managers and leadership.
• Ensure knowledge of ownership structures, financing, and income-regulated programs.
• Provide final approval on hiring decisions for portfolio staff.
• Support managers in resolving performance and employee issues.

REPORTS TO: SVP of Property Operations and/or President

FLSA STATUS: Exempt

JOB SUMMARY:

We are currently searching for a Regional Manager to oversee a portfolio of apartment communities. This team member will focus on the financial performance of each community, ensuring that it is properly staffed and managed to provide an optimal return to owners. Additionally, this team member has specific training and experience to oversee multiple managers and provide guidance on operating and financial issues to those managers.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIESinclude but are not limited to:

• Oversee the operational and financial management of Tax Credit & HUD apartment communities.
• Work closely with Community Managers to evaluate and analyze their property’s performance from an operational and financial perspective.
• Complete a thorough review of monthly operating statement and general ledger.
• Maintain a general knowledge of any transaction in markets under management.
• Conduct review of property manager’s annual operating budgets on each site and have final sign-off on budget for review by Vice President and President, SVP.
• Analyze and approve expenses throughout the portfolio.
• Possess thorough knowledge of competitive properties and market knowledge of every asset in portfolio.
• Possess a complete understanding of Ownership structure, financing, management agreements and income-regulated programs.
• Provide final approval of all new hires in portfolio.
• Assist Property Managers in resolving employee issues concerning performance evaluations, or employee disciplinary actions.
• Reinforce Company Values in all property operations.

Qualified candidates will possess the following:

• 3-5 years of experience as a multisite manager.
• Tax Credit/HUD experience is required.
• BA/BS degree strongly preferred.
• CPM designation strongly preferred
• Must be able to conduct a thorough analysis of a subject property to include assessing the Value of an Asset.
• Must have high sense of urgency in completing all tasks, while maintaining a strong detail orientation.
• Property Management specific software experience in YARDI highly preferred.
• Strong, positive, motivational leadership style in managing multiple teams to success.
• Must possess extremely strong communications skills; both written and verbal.
• Must have demonstrated conflict resolutions skills.
