Job summary

Gateway Management Company seeks a Regional Property Manager for NC/SC to oversee a portfolio of affordable properties. The role leads Property Managers, ensures policy adherence, and drives business plans and financial goals.

Travel and site visits are required as part of managing on-site staff, budgets, and resident relations, with a focus on compliance and successful lease-up strategies.

Qualifications

• Higher level education and 5 years previous multi-site management experience.
• Tax credit housing experience preferred.
• Experience with property management software; RealPage OneSite preferred.
• Excellent oral and written communication skills.

Responsibilities

• Provide supervision, leadership and direction to Property Managers within the portfolio.
• Ensure all Managers implement and execute corporate policies and procedures.
• Develop and manages site business plans including objectives, sales goals and financial goals.
• Recruit, hire and discipline of property managers and oversees this process of all other property staff.
• Manage on-site staff through periodic site visits and provide instructions and feedback.
• Assess the overall properties makeup to know strengths, weaknesses and needs of each property.
• Perform quarterly inspections and follow-up to ensure proper actions take place.
• Review and approve all property purchasing within the budget.
• Handle escalated complaints from residents to resolve issues.
• Attend regional meetings with the President to review property management and housing issues.
• Monitor compliance with regulator agreements and the compliance department.
• Maintain approval for deviations from approved budget.
• Attend training to stay abreast of policies and tax credit housing.
