Job summary

KO Storage seeks a Field Service/Facility Maintenance Manager to support maintenance across assigned locations in Texas. The role is 20 hours per week, with some weekends or holidays possible, and requires hands-on maintenance across HVAC, plumbing, electrical, landscape, and security systems.

Qualifications

• Field service and maintenance experience with a good mechanical aptitude.
• Ability to troubleshoot, test, repair and service equipment.
• Effective communication, verbal and written.
• Valid driver's license, insurance, and reliable transportation.
• Ability to operate power tools safely.
• Access to reliable internet at home and a company printer if needed.
• Experience with Microsoft Office suite.
• Ability to use computers and transfer files between devices and cloud services.
• Ability to complete all tasks in a timely manner.
• Critical problem solver who enjoys creative solutions.

Responsibilities

• Conduct facility visits to identify improvements and address maintenance, safety and security concerns.
• Complete full walk-through reports to verify unit rental status, delinquency and maintenance status.
• Perform routine HVAC inspections and minor repairs.
• Diagnose and complete minor plumbing issues such as snake drains and leaks.
• Diagnose and complete minor electrical issues and component work.
• Install, upgrade or replace electrical components as needed.
• Complete landscape maintenance including weed whipping and trimming.
• Provide snow maintenance to ensure safe pathways in winter.
• Maintain grounds and security components such as doors, locks, cameras.
• Monitor delinquent tenant management steps as needed.
• Monitor and respond to communications via email and phone.
• Document interactions and site findings with photos/videos uploaded to systems.
• Communicate with tenants in a timely and professional manner.
