Job summary

KO Storage is seeking a Facility Maintenance Manager to support multiple locations. You will work with the District Manager to troubleshoot and maintain all KO Storage facilities in the assigned area, acting as a hands-on jack-of-all-trades for repairs, upkeep, and improvements.

The role involves scheduling 40 hours per week with some weekends/holidays, and splitting time between locations. A strong mechanical aptitude and reliable transportation are required.

Qualifications

• Field service and maintenance experience with a good mechanical aptitude.
• Able to troubleshoot, test, repair and service equipment as described.
• Communicate effectively, verbally and in writing.
• Must have a valid drivers’ license, insurance, and reliable transportation.
• Ability to operate power tools in a safe and effective manner.
• Personal cell phone use with a virtual number via Teams.
• Has access to reliable internet at home and can use a company printer if needed.
• Able to use devices such as GoPro, laptop and cellular devices.
• Knowledge of Microsoft Office suite of products.
• Ability to transfer files between devices and cloud services.
• Available to complete tasks in a timely manner.
• You are a critical problem solver who enjoys creative solutions.

Responsibilities

• Conduct facility visits to identify improvements and address maintenance, safety, and security concerns.
• Perform full walk-through reports to verify unit rental, delinquency, and maintenance status.
• Conduct routine inspections, maintenance, and minor repairs on HVAC systems.
• Diagnose and fix minor plumbing issues and replace components as needed.
• Diagnose and repair minor electrical issues and replace components as needed.
• Install, upgrade, or replace electrical components as required.
• Manage landscape maintenance including mowing, trimming, and weed control.
• Carry out snow maintenance including plowing and de-icing for safe pathways.
• Maintain facility grounds and security components including doors, locks, cameras.
• Document interactions and site findings with photos/videos in systems.
