Job summary

RangeWater Real Estate, LLC is seeking a Maintenance Technician in Sarasota, FL to perform technical and mechanical work across buildings and common areas. You’ll handle service requests, complete make-readies for new residents, and ensure safety and quality standards are met.

You will use property management software, document tasks, and coordinate with vendors. A high school diploma and 1–3 years of maintenance experience are preferred; EPA certifications and a valid driver’s license are

Qualifications

• High School Diploma or GED required.
• 1–3 years of apartment maintenance experience preferred.

Responsibilities

• Complete work orders within 24–48 hours and perform routine property upkeep.
• Handle make-ready process: pre-move-out inspections, punch list, vendors, supplies, and inspections.
• Fix rather than replace parts when possible to control costs.
• Track materials from the shop and notify re-orders as needed.
• Document service requests accurately for record-keeping.
• Inspect contractor work for quality and compliance.
• Follow safety policies and attend safety trainings.
• Provide courteous service to residents and colleagues, addressing questions and concerns.
• Assist with periodic property inspections and communicate needs to management.
• Perform other duties as assigned.
