Job summary

The Morgan Group is seeking a Maintenance role in our Houston community. You will monitor and maintain building systems, ensure safety, and support preventive maintenance across interiors, exteriors, pools, and HVAC.

This on-site position requires adherence to OSHA and company procedures, with a focus on timely response to service requests and keeping vacant units market-ready. Ideal candidates have HVAC/plumbing/electrical experience, EPA certification, and strong safety and teamwork mindset.

Qualifications

• 3 years of maintenance experience in property management or similar.
• Knowledge in HVAC, plumbing, electrical, fire protection and energy management systems.
• EPA Certification is required.
• Certified Pool Operator (CPO) is preferred.
• Strong communication and organizational skills.

Responsibilities

• Adhere to MORGAN’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations, manuals along with the Team Member Handbook.
• Monitor building systems, report unsafe areas to Lead Maintenance.
• Inspect the community and report hazards to the Lead Maintenance.
• Comply with OSHA and MORGAN Operations manual.
• Maintain safety standards in the workplace.
• Maintain storage areas for hazardous materials and ensure SDS availability.
• Assist with preventive maintenance across interiors and exteriors including pools and HVAC.
• Respond to service requests within 24 hours and ensure timely completion.
• Keep vacant units market ready within 7 days.
