Job summary

Roundhouse is seeking a Maintenance Technician to keep our multifamily properties running smoothly in Manhattan, MT. You will perform hands-on repairs across plumbing, electrical, HVAC, carpentry, painting, and pool/spa systems, respond to work orders promptly, and ensure safety and health code compliance.

You will also help maintain curb appeal, coordinate with the Maintenance Supervisor, log work details, and participate in after-hours on-call shifts, including snow and ice removal.

Qualifications

• High school diploma or equivalent.
• At least one year in general maintenance and repair work.
• Working understanding of plumbing, electrical, HVAC, CPO, and carpentry systems.
• Strong communication and a genuine customer-service mindset.
• Valid driver's license and reliable transportation.
• Ability to work independently and as part of a team.
• Physical capacity to lift and carry up to 50 pounds, stand and walk for long stretches, climb ladders, and work outdoors in all weather.
• Basic computer skills with Microsoft Office and property management software.

Responsibilities

• Handle hands-on repairs across plumbing, electrical, HVAC, carpentry, painting, and pool/spa systems.
• Respond quickly to work orders and complete tasks to a high-quality finish.
• Walk the property to identify maintenance issues and ensure safety/health code compliance.
• Maintain curb appeal by keeping grounds, exteriors, and common areas clean and functional.
• Coordinate with Maintenance Supervisor to prioritize tasks, approve purchases, and coordinate vendors.
• Keep records of work performed, materials used, hours, and completion status.
• Take turns in after-hours on-call rotation and assist with snow/ice removal.
• Stay current with maintenance software to ensure work orders are accurate and on time.
• Follow safety procedures per Employee Handbook, SOPs, OSHA standards, and labels.
