Avanath Capital in California is seeking a Maintenance Supervisor for Vista Azul / Poinsettia Station to oversee maintenance staff and vendors, ensure quality moves-in, timely service, and strong curb appeal across the community.

You will partner with the Community Manager to manage day-to-day maintenance, safety compliance, on-call during evenings and weekends, and budget-adherent procurement of parts and supplies to maintain property standards and resident satisfaction.

Competenze

• At least 3 years of multifamily property maintenance experience.
• One year of supervisory experience required.
• Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work.
• HVAC and CPO certifications are highly desired.
• Valid Driver’s License and ability to work on-call and weekends.

• Demonstrates resident relations and customer service by addressing concerns and assigning work orders promptly.
• Projects a favorable image of the community to achieve property objectives.
• Ensure consistency, follow-up, and follow-through with residents on all matters.
• Enforce community policies delegated by the Community Manager.
• Assist with work orders and routine upkeep while diagnosing defects and performing repairs according to policies and safety standards.
• Coordinate, schedule, and respond to maintenance requests and work orders.
• Ensure repairs and replacements are necessary for common areas and units.
• Fix components to save costs and manage materials efficiently.
• Inspect grounds and buildings daily to identify hazards and minimize liability.
• Manage inventory of maintenance supplies and adhere to budget guidelines.
• Maintain preventative maintenance programs and organized maintenance shop
• Lead safety programs and ensure OSHA compliance and proper record-keeping.
• Provide input on employee performance and participate in safety meetings.
