Job summary

Avanath is seeking a Maintenance Supervisor to lead maintenance staff across our multifamily communities in Georgia. You will ensure timely service, quality move-ins, and strong curb appeal while partnering with the Community Manager and vendors to uphold Avanath’s commitment to superior resident service.

The role requires 3+ years in property maintenance, 1+ year of supervisory experience, and expertise in plumbing, HVAC, electrical, and carpentry.

Qualifications

• Minimum 3 years of multifamily property maintenance experience.
• At least 1 year of supervision of staff.
• Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry.
• HVAC and CPO certifications are highly desired.
• Valid driver's license required.
• Strong organizational and multitasking abilities.
• Excellent interpersonal and customer-service skills.
• On-call and weekend availability required.

Responsibilities

• Respond to maintenance requests, schedule work orders, and ensure timely repairs.
• Maintain quality curb appeal and resident satisfaction.
• Supervise maintenance staff and coordinate with Community Manager and vendors.
• Inspect property daily for hazards and regulatory compliance.
• Maintain inventory and budgeting for maintenance supplies.
• Plan preventative maintenance to extend asset life.
• Maintain safety programs and OSHA compliance.
• Conduct unit inspections and manage on-call emergencies.
• Manage key control and accurate record-keeping.
• Coordinate bids and procure parts economically.
• Oversee rehabilitation activities to ensure quality.
