Job summary

ACM LLC is seeking a Maintenance Supervisor for our Baton Rouge community. You will supervise the maintenance team, schedule repairs, review work orders, and coordinate preventive maintenance to keep units and common areas in excellent condition.

The role requires hands-on knowledge of HVAC, plumbing, electrical systems, and safety compliance. You will manage budgets, vendor relations, and on-call rotations to ensure timely, quality service for residents.

Qualifications

• High school diploma or GED required.
• Minimum of three years of residential maintenance experience.
• Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.
• EPA Section 608 certification (Type II or Universal).
• Certified Pool Operator (CPO) certification when required.
• Valid driver's license and reliable transportation.
• Strong communication, leadership, organizational, and customer service skills.
• Candidates must obtain required certifications within 12 months.

Responsibilities

• Supervise, schedule, and coordinate all maintenance activities for the community.
• Assign daily tasks and communicate priorities to maintenance staff.
• Monitor and complete daily and weekly work orders on time.
• Respond to resident work orders and set priorities based on urgency.
• Inspect make-ready apartments to ensure move-in readiness.
• Repair and replace appliances, plumbing, HVAC, electrical systems as needed.
• Develop and maintain preventative maintenance schedules.
• Coordinate access and scheduling for vendor repairs and projects.
