Job summary

Cortland seeks a Service Manager to lead the maintenance team at a multimillion-dollar multifamily community, overseeing technicians, preventative programs, and safety practices to sustain asset integrity and resident satisfaction.

You will balance hands-on leadership with budgeting, vendor coordination, and a strong safety culture, ensuring high-quality service and timely issue resolution.

Qualifications

• 3–5+ years of maintenance experience across carpentry, plumbing, electrical, and HVAC
• High school diploma or equivalent; technical training preferred
• Leadership to train, mentor, and manage a maintenance team
• EPA and CPO certifications are required
• Valid Class E driver’s license
• Knowledge of EPA, OSHA, ADA, and Fair Housing laws
• Ability to read and interpret maintenance instructions and manuals
• Strong customer-service and communication skills
• Ability to work evenings, weekends, and on-call rotations
• Physical ability for lifting and outdoor work

Responsibilities

• Diagnose and resolve complex maintenance issues across electrical, plumbing, HVAC, appliance, structural, lighting, and security systems
• Lead a maintenance team to ensure timely, high-quality repairs
• Oversee preventive maintenance schedules and service requests
• Manage inventory, budget, and coordination with outside vendors
• Maintain safe, clean and resident-friendly living environments
• Track and document maintenance records and safety compliance
• Support on-call rotations and emergency responses
