Harbor Group is seeking a Maintenance Technician at Artisan Carolina Forest in Myrtle Beach, SC to maintain the property's buildings, grounds, and amenities. You will respond to resident requests, perform routine and preventative maintenance, and ensure safety and quality in all tasks.

Responsibilities include plumbing, electrical, HVAC, carpentry, and appliance repairs, plus inspecting units for new residents and coordinating with vendors.

Qualifications

• Must be able to perform essential duties with safety and accuracy.
• Experience with plumbing, electrical, carpentry, drywall, painting, or appliance repair is preferred.
• Ability to read and follow work orders and safety guidelines.

Responsibilities

• Perform maintenance in plumbing, electrical, HVAC, carpentry, appliance repair, and glass replacement.
• Respond to resident service requests promptly and record repairs.
• Conduct preventative maintenance to ensure safe operation of the property.
• Prepare vacant units for new residents with inspections and punch lists.
• Maintain amenity areas with cleaning, trash removal, and minor painting.
• Manage maintenance tools, track inventory, and notify supervisors of reorder needs.
• Support safety policies by attending OSHA training and reporting incidents.
• Inspect vendor work for quality and scope compliance.
• Assist in property inspections to identify maintenance needs.
