Job summary

Pelican Property Management Co LLC seeks a Project Manager to plan, coordinate, and execute improvements across the company’s portfolio. You’ll manage scope, schedule, budget, and quality while coordinating vendors, contractors, engineers, and staff, keeping boards and residents informed throughout the lifecycle.

Strong building systems knowledge and ability to handle multiple projects across properties are essential, with communication tailored to boards, owners, and residents in occupied

Qualifications

• Minimum five (5) years of progressive experience in maintenance, construction, restoration services, or an equivalent combination of education and experience.
• Demonstrated experience managing multiple concurrent projects, including scope development, scheduling, budgeting, and contractor oversight.
• Proficiency with Microsoft Office (Excel, Word, Outlook) and the ability to learn project management software.
• Valid driver’s license and ability to travel regularly between properties.
• Experience with Xactimate or similar job proposal software.

Responsibilities

• Develop project scopes of work, timelines, milestones, and sequencing plans; identify constraints and dependencies before work begins.
• Monitor project progress against schedule and proactively resolve delays, changed conditions, and field issues.
• Verify completed work against specifications; manage punch lists, final inspections, closeout documentation, and warranty turnover.
• Present project recommendations, budgets, and status updates at board meetings and provide timely updates to property managers, boards, owners, and residents.
